Concrete coating refers to a type of covering, usually liquid or semi-liquid, such as protective paint, applied to concrete surfaces for aesthetic purposes as well as to make the structure or surface last longer. Concrete coating also helps in reducing maintenance and repair cost in the long run. Typically, concrete coating protects concrete walls, and floorings from wear, abrasion, corrosion and harsh environmental conditions.

Depending on the thickness or amount of product being applied, concrete coating on a well maintained surface can last anywhere from 4 to 8 years and in some cases up to 15 years. However, there are other factors that may determine the life expectancy of a coated concrete wall or floor including the durability of the product being applied, and the preparation of the product.

Basically, there are two types of paint you can use for your garage floor coating – latex acrylic paint or epoxy paint. While the former is a little cheaper option, it is of lower quality compared with the latter, epoxy paint. Epoxy is more durable and will provide a better bond to the concrete making more resistant to wear, friction and harsh environmental conditions.

There are a number of options when looking for a finish for concrete floors. The best among these options is quartz sand epoxy. Quartz sand epoxy gives you an extra-strength surface for your floor whether in your garage or other sections of your home or business. It is a colored finishing option that provides excellent wear resistant, sanitation and chemical resistance.

While it is true that epoxy flooring is one of the best you can have, it has some disadvantages. For example, the epoxy floor can feel somewhat cold like a filed floor in the absence of underfloor heating. The hard surface of the floor can also amplify a noise while walking. Unless you include a finish, the floor can be sensitive to UV radiation. Meanwhile, the UV resistance can easily be improved with a great finish coat.

An epoxy floor can last anywhere from 10 to 20 years, and can even last longer with proper maintenance. Meanwhile, factors such as increased floor traffic in commercial or industrial settings can reduce the lifespan of an epoxy floor.

Based on experience, the most durable concrete floor coating is a two-part epoxy. This type of concrete floor coating typically requires that you mix a separate hardener/catalyst into a base material, or a resin. The preparation process is very thorough and requires sufficient ventilation for it to dry properly.

The best garage floor coatings include latex garage floor, acrylic garage floor paint, urethane and epoxy floor paints. While any of these options will offer an astonishingly beautiful, rugged and durable garage floor, a good epoxy is one of the best sealants available on market. For one, it is more durable, and incredibly cheaper. The product is resistant to cracking, melting (under hot wheels) or flaking.
